OVER THE PAST 25 YEARS OF SERVICE TO THE CITIZENS OF A COUNTY. THE THOMAS DRIVE CORRIDOR HAS NEVER LOOKED BETTER. SO WE WANT TO THANK YOU FOR YOUR SERVICE. INDIVIDUAL.

IT WAS IN RESPONSE TO A REQUEST FROM BAY COUNTY, THERE WAS A GRANT THAT WAS PROVIDED FROM DEPARTMENT OF ECONOMIC OPPORTUNITY. AND, UM, THIS STUDY THAT WE'VE CREATED OFFERS A CURRENT PERSPECTIVE ON BAY COUNTY HOUSING IN THE MARKETPLACE. IN FACT, WE JUST UPDATED THE LATEST CENSUS DATA THAT WE HAD, UM JUST RECENTLY, SO WE WILL HAVE A VERY UPDATED STUDY. AND WE'RE LOOKING AT DEMOGRAPHIC HOUSING CONDITIONS, FUTURE PROJECTS NEEDS AND RECOMMENDATIONS SO I WILL TURN IT OVER TO ERIC. I DO APOLOGIZE . WE PROBABLY HAVE MORE SLIDES THAN WE HAVE TIME FOR HERE. SO I'M GONNA GO THROUGH THEM QUICKLY. ANYTHING YOU WANT. YOU HAVE QUESTIONS ON JUST FEEL FREE TO STOP ME. OVERALL IN THE PAST FEW YEARS, YOU'VE BEEN ON TRACK TO HIT THESE NUMBERS IN TERMS OF, UM, FUTURE GROWTH, BUT YOU CAN SEE THAT IF YOU LOOK AT I DID A LITTLE BREAKDOWN BY COST THAT A LOT OF THOSE, YOU KNOW, ALMOST HALF OF THE OWNER OCCUPIED. WE'RE LOOKING AT LESS THAN $200,000 HOMES, WHICH IT IS DIFFICULT TO DO. I'M HERE SO YOU CAN SEE YOUR YOUR MOSTLY HITTING YOUR NUMBERS THERE. THIS IS NO SURPRISE ANYWHERE IN THE COUNTRY. AT THIS POINT COST IS AN ISSUE. UM THE WAY THAT WE DID THIS KIND OF SIMPLY THE MODEL IS KIND OF LOOKING AT FUTURE POPULATION CHANGE. WHAT'S YOUR EXISTING SUPPLY? AND THEN WE DID A SPECIAL DEEP DIVE INTO HURRICANE MICHAEL DAMAGE JUST BECAUSE IT REALLY DOES HAVE A LOT OF IMPACT. EVEN TODAY AND WHAT YOUR HOUSING STOCK LOOKS LIKE, AND WE THREW THAT INTO KIND OF A CURRENT AND FUTURE NEED PROJECTION. SO THE FULL STUDY YOU WILL BE GETTING SHORTLY. WE WENT TO THE ONE YEAR AMERICAN COMMUNITY SURVEY DATA JUST BECAUSE WE REALLY WANTED TO BE ABLE TO SHOW THAT DIP FROM HURRICANE MICHAEL ABOUT 10,000 INDIVIDUALS WHO ARE NO LONGER THE AREA, BUT BUT A YEAR QUICKLY COMING BACK TO KIND OF PRE HURRICANE MICHAEL. THOSE NUMBERS ARE A LITTLE LESS ACCURATE BECAUSE THEIR SURVEY RATHER THAN A FULL CENSUS COUNT, BUT YOU CAN KIND OF SEE THAT AND THEN. THE DOTTED LINE. THERE IS THE FUTURE PROJECTIONS FROM THE FLORIDA OFFICE OF ECONOMIC AND DEMOGRAPHIC RESEARCH. THOSE ARE THE BEST THAT WE HAVE AVAILABLE. AND I DID INCLUDE THERE THAT WIDE RANGE THAT SHOWS THEY'RE KIND OF TOP AND LOW END OF THEIR PROJECTIONS. SO YOU KNOW WHERE WE FOCUSED ON THAT DASH LINE.

THERE IS THE MOST LIKELY, BUT THERE'S A LOT THAT CAN HAPPEN, RIGHT? A LOT OF THINGS THAT ARE OUTSIDE OF YOUR CONTROL. ECONOMICS DEMOGRAPHICS, PREFERENCES, UM, STORMS, THINGS LIKE THAT. BUT A LOT OF THAT IS ALSO IN YOUR CONTROL. RIGHT HOW MUCH GROWTH DO YOU WANT TO INCENTIVIZE? AND HOW MUCH DO YOU WANT TO SEE HERE? ONE REALLY IMPORTANT THING. UM OUT OF KIND OF OVERALL POPULATION DEMOGRAPHICS THAT THAT'S ABOUT TO ME LOOKING AT THIS WAS THAT HONESTLY, 55 YOUNGER POPULATION HAS STAYED THE SAME FOR ABOUT THE PAST 20 YEARS. IN FACT, IT'S GONE DOWN JUST SLIGHTLY. ALMOST ALL THE POPULATION GROWTH IN THE AREA IS DRIVEN BY PEOPLE AGED 55 OLDER, SO THAT'S PROBABLY NOT A SURPRISE TO ANYBODY HERE. BIG DRAW THIS AREA IS FOR RETIREMENT , RETIRED MILITARY RETIREES COMING DOWN FROM MY NECK OF THE WOODS UP IN THE MIDWEST TO BE NEAR THE COAST. ONE OF THE THINGS THAT THAT THAT AFFECTED THAT HAS IS THAT OLDER ADULTS TEND TO HAVE THE MEANS AND THE DESIRE TO OWN THEIR HOMES. AND SO THERE'S YOU CAN SEE AS A JUDGE, THE HOUSEHOLDER GOES UP. THERE'S A MUCH HIGHER LIKELIHOOD THAT THEY'RE GOING TO OWN THEIR HOMES. YOU KNOW 87 88% BY THE TIME YOU'RE ABOVE 65 THAT DOES DECLINE A LITTLE BIT AS YOU GET INTO 85 OR OLDER, BUT THERE'S GOING TO BE AND WILL CONTINUE TO BE A LARGE, UM, DEMAND FOR OWNER OCCUPIED HOUSING HERE. SOME GOOD NEWS. YOUR MEDIAN INCOME HAS GONE UP, UM, OVER THE PAST DECADE. AND YOUR POVERTY RATE HAS GONE DOWN.
