THE FIRST ONE, IF YOU REMEMBER, WAY BACK IN MARCH OF THIS YEAR, THERE WAS A LARGE SCALE PLAN AMENDMENT AND ASSOCIATED ZONE CHANGE IN THE UNINCORPORATED MEXICO BEACH AREA OFF OF HIGHWAY 386 136 ACRES.

THE REQUEST WAS TO GO FROM THE AG TIMBERLAND AND AG TWO ZONING TO THE MIXED LAND USE LAND USE AND ZONING DESIGNATIONS THAT WENT TO THE STATE FOR REVIEW. STATE CAME BACK, DIDN'T HAVE ANY FURTHER COMMENTS, AND THE BOARD APPROVED THOSE TWO REQUESTS TODAY.

LAST MONTH YOU HAD A LAND USE AND ZONING CHANGE ALONG CHANDLER FINN DRIVE.

THE REQUEST WAS TO GO FROM GENERAL COMMERCIAL.

AND I'M SORRY TO GO FROM GENERAL COMMERCIAL TO RESIDENTIAL AND FROM C3 AND R5 TO R-1 ZONING.

THOSE REQUESTS WERE APPROVED AS WELL. ADDITIONALLY, YOU HAD A A LAND USE ZONE CHANGE AT THE NORTHWEST CORNER OF TYNDALL PARKWAY AND 11TH STREET. THE REQUEST WAS TO GO FROM RESIDENTIAL AND R-2 TO GENERAL COMMERCIAL C3.

THAT WAS APPROVED AS WELL. YOU HAD A REQUEST ON MOUND AVENUE.

THAT REQUEST WAS TO GO FROM RESIDENTIAL ON R-1 TO GENERAL COMMERCIAL AND C3.

THE BOARD APPROVED THOSE REQUESTS WITH CONDITIONS THAT THEY PROVIDE BOTH FENCE AND VEGETATIVE BUFFER ALONG THE NORTHERN BOUNDARY AND ALSO PROVIDE A OPAQUE PRIVACY FENCE ALONG THE MOUND AVENUE RIGHT OF WAY.

ADDITIONALLY, LAST MONTH, THERE WERE REVISIONS TO CHAPTER 25, THE PARKING REGULATIONS FOR RESIDENTIAL WITHIN THE BEACHES SPECIAL TREATMENT ZONE AREA.

THAT WAS APPROVED. THIS BOARD LAST MONTH HAD WANTED TO MAKE SURE THAT WE EXPLAINED WHAT THE GROSS FLOOR AREA THAT DEFINITION WAS.

TODAY, THE PROPERTY IS LOCATED IN A CORRIDOR ALONG TYNDALL PARKWAY WITH EXISTING COMMERCIAL FUTURE LAND USES AND THE ACCOMPANYING C3 ZONING DESIGNATION. THE PROPERTY MEETS THE BULK REGULATION REQUIREMENTS OF LDR.

TABLE 6.1. STAFF FEELS THAT THE REQUESTED AMENDMENT IS COMPATIBLE CONSISTENT WITH THE SURROUNDING AREAS.
